Woodinville is a small but geographically varied city in northern King County, Washington, approximately 20 miles northeast of downtown Seattle. The incorporated city covers about 5.6 square miles, although the broader area commonly identified as Woodinville extends east and north into unincorporated King County. This distinction is important because many properties with Woodinville mailing addresses are located outside the official city limits.

The city occupies the northern end of the Sammamish River Valley. Its western side borders the Bothell area, while Kirkland lies to the southwest, Redmond to the south, and rural communities such as Cottage Lake lie to the east. State Route 522 runs along the northern and western portions of Woodinville, providing connections toward Seattle, Bothell, and Monroe. State Route 202 follows the valley south toward Redmond and the rest of the Eastside.

Woodinville’s terrain consists of two principal geographic areas. The lower Sammamish Valley is relatively flat and contains farmland, wineries, tasting rooms, breweries, recreation trails, commercial properties, and some light-industrial uses. The surrounding uplands are more heavily wooded and contain most of the area’s established residential neighborhoods. Homes in these elevated areas often sit on larger lots and are surrounded by mature evergreen trees, giving much of Woodinville a semi-rural character despite its proximity to major employment centers.

Downtown Woodinville is located near the intersection of State Routes 522 and 202. It serves as the city’s primary commercial and civic center, with apartments, shopping centers, restaurants, professional services, and municipal facilities. The downtown area has gradually become denser and more urban, while neighborhoods farther from the center remain predominantly suburban or rural.

South of downtown is the Hollywood District, Woodinville’s best-known tourism area. This district contains Chateau Ste. Michelle, numerous wineries and tasting rooms, restaurants, event venues, and tourism-oriented businesses. Winery activity also extends into the Warehouse District, where tasting rooms and production facilities occupy former commercial and industrial spaces. Together, these districts have made Woodinville a regional destination even though most wine grapes are grown elsewhere in Washington.

The Sammamish River is one of the area’s defining natural features. It flows along the valley and is accompanied by the Sammamish River Trail, which connects Woodinville with Bothell, Redmond, and the wider Eastside trail network. Eastrail also passes through the area, adding another important walking and cycling corridor. Several creeks, wetlands, wooded slopes, and flood-prone valley areas influence local development and help preserve open space.

Residential Woodinville includes a mixture of downtown apartments and townhomes, conventional suburban subdivisions, older houses on wooded lots, luxury properties, and rural estates. The housing pattern becomes less dense east of the incorporated city. Areas such as Cottage Lake, Reinwood Leota, Bear Creek, and portions of the Avondale corridor are often included in the broader Woodinville real-estate market, even when they fall outside city boundaries.

Geographically, Woodinville functions as a transition point between the urban Eastside and the more rural communities of northeastern King County. Residents can reach the employment centers of Bellevue, Redmond, Kirkland, and Seattle while retaining access to wooded neighborhoods, trails, farmland, and open space. This combination of accessibility, natural surroundings, residential variety, and wine-country identity distinguishes Woodinville from neighboring Eastside cities.
